The property boasts 4 bedrooms, 2 bathrooms and is split over 5 levels, including home theatre with large plasma TV and huge lounge with pool table. The high, arced ceilings reflect the ocean waves that can be seen from various rooms of the house and the upstairs viewing deck has breathtaking scenery. Outside there are bollards and ship’s ropes from the Spirit of Tasmania. MID Feb-Apr and Oct-Nov - School holidays, long weekends, excludes Xmas holidays • 1-3 nights $1,200 and $400 per night after that. • $2,800 per week. LOW May-Sept - excludes school holidays and long weekends • 1-3 nights $1,125 • 4 nights $1,500 and $360 per night after that. • $2,500 per week. Tariffs are for whole house, BYO sheets, pillowcases, doona covers and towels. Linen & towels can be supplied for $40 per bed or $200 for whole house. |

| Booking Policy: | BOOKINGS • 15% deposit confirms your booking. • This 'confirmation' deposit is not refundable or transferable. • Payment by credit card is suggested, if you wish to secure the property booking immediately. • Following the initial 15% deposit, 50% of the remaining balance is due halfway between booking date and check-in (time permitting). • Remaining balance then due 2 weeks prior to check in. • Bookings may be cancelled if full payment is not received by due date. • Previous payments will not be refundable unless cancellation procedure has been followed. • Booking within 3 weeks of check in requires full payment within 24 hours. Once payment is received booking is confirmed. • All bookings are subject to owner's approval. • Owners and Mornington Peninsula Sea Stayz reserve the right to refuse or revoke an accommodation booking if considered unsuitable for selected property. CANCELLATIONS: To be advised in writing giving details of reason for cancellation. If the property is re-booked by another party, the following refunds are possible. • More than one month before arrival date: 85% refund, less $100 administration fee. • 2-4 weeks before arrival date: 50% refund, less $100 administration fee. • 14 days (or less) before arrival: No refund. • Vacating property before end of booking is treated as a cancellation and no refund is given. |
